Life Estate Deeds
A life estate is ownership of real, immovable property for the "life tenant", so long as they are alive. Upon the death of the life tenant, the property's ownership rights transfer to a person with a "remainder" interest.
The life tenant can benefit from the right to occupy the property, or from income generated by the property, during their lifetime. But the life tenant cannot sell or give away the property to others that are not heirs.
